- A survey is a factual record of a home’s condition and features.
- Surveyors measure, photograph every room and prepare an inventory.
- They never value, promote or show the property.
The problem with listing photos
A single wide-angle photo of the best room tells you very little. The second bedroom that turns out to be a box room, the window that faces a wall: you only find out at the viewing, if you get that far.
What a survey records
A noagent.rent surveyor visits the home, measures the floor area and photographs every room. They also prepare an inventory that can be attached to the lease, so both sides agree on the condition from day one.
What a survey is not
Surveyors do not value the property, suggest a rent, promote it or show it to tenants. They record facts. The landlord and the tenant agree everything else between themselves.
Self-listed homes are marked as such. Their details come from the owner, and the listing says so.
Why rented homes stay online
When a home is let, the contact button disappears but the last rent and the date stay visible. Over time that builds an honest picture of what homes really let for, locality by locality. We publish statistics, never a price for a particular flat.
