Tenants are tired of one nice bedroom and a surprise on the viewing. Every required room has to be shown before a self-listed home can go live.
What proves I can let the home?
A document that shows the home is yours to let, such as a title document or a utility bill at that address. A person checks it, and it is deleted after the check.
Agents earn a share of the rent, so they gain from higher prices, vague listings and churn. noagent.rent charges flat fees and never a share of the rent. Accounts that act for others are closed for good after a review, and fees paid are not refunded. There are 14 days to appeal, with a €95 deposit that is refunded in full if the appeal succeeds. Coming back under another account costs €250.
What does it cost tenants?
Browsing is free. To contact landlords and book viewings you need a verified account and a 30-day search pass for €29. During the pilot the pass is free.
What does it cost landlords?
€69 to self-list or €199 with our survey (photos, measurements, inventory), until the home is let. €20 or €30 goes on your account as credit when the let is confirmed, and comes off your next listing or search pass. It is not paid out. Self-listings are paid only after we have approved them; surveyed listings up front, because that books the surveyor.
What is a founding place?
The first 300 self-listed homes list free, with no code. If your tenant is still in place, reserve a place in your account and use it within 6 months. Before opening day homes are checked and then go live together.
Do I get the listing fee back if nobody asks to view?
No, the fee covers the listing until the home is let or for 90 active days. You get the credit once a let is confirmed, for your next listing or search pass.
What does "surveyed" mean?
A noagent.rent surveyor visited, measured the flat and photographed every room. The survey is a factual record of condition and features. Surveyors do not value or promote the property and do not show it.
Do you negotiate or advise on the rent?
No. Landlord and tenant agree everything between themselves. We publish statistics of past rents in each locality, never a price for a particular flat.
What happens to my personal details?
Landlords see your name and verification status when you request a viewing; your phone number only after they approve. Identity documents are seen only by the person checking them and deleted at the decision. See the privacy notice.
Why do rented homes stay online?
So everyone can see what homes really let for. The contact button disappears; the last rent and the date stay.
No answer for that yet. Write to hello (at) noagent.rent and a person replies, not an agent.
